RESERVATION DEPOSIT INSTRUCTIONS

Before we can confirm your reservation, we must receive from you a U.S. Dollar deposit equal to 25% of the total payment for your stay (exclusive of administrative fee and other fees or deposits). Please calculate the deposit to the next ten dollar increment. It can be sent by Paypal (from your Paypal account balance, credit card, or linked bank account). Include a notation of your name, dates of stay, arrival details, home/cell phone numbers and email. If you do not yet have a Paypal account, learn more here. You may also mail a U.S. dollar check or use Western Union Money Transfer. Email us for deposit instructions using mail or Western Union.

WHEN YOU ARRIVE
You will meet the property manager to sign the rental agreement and pay the balance due. The manager will orient you to the apartment and give you keys. The property manager's complete contact details will be included in your reservation confirmation email.
  • Pay your balance due to the property manager in U.S. dollars or equivalent Uruguayan pesos (no checks, travelers checks or credit cards).
  • Present your passport or national ID at check-in.
  • If more than two adults are found staying in the apartment it will result in immediate termination.
  • No parties or loud music are permitted. If neighbors complain or the police are called, it may result in immediate eviction, day or night, and loss of prepaid rent. Quiet time: 10PM-10AM.

CANCELLATIONS & REFUNDS
Your deposit may be refunded (minus any Paypal fees we incurred) when we receive your notice of cancellation...
  • 43 days or more before arrival: 90% refund
    (10% retained for administrative fee)
  • 22 to 42 days before arrival:
    50% refund
  • 21 days or less before arrival: No refund
The cancellation policy is not waived for emergencies, weather or health and we do not refund payment if you have to depart sooner than planned. We recommend that you buy trip cancellation insurance. You may extend your existing reservation when space is available and you pre-pay for the additional period before the expiration of your original reservation.

In comparing accommodations, make sure you're getting the same value for your money. Some apartments in Montevideo may cost less, but they often have older appliances, utilities and furnishings and cannot match our full range of amenities and services.


RATES
Rates include once weekly maid service, water, and 22% IVA (tax).

Please see OTHER FEES for services that are not included in the rate.

** A week is 7 consecutive nights; and a month is 28 consecutive nights.


Special Terms: 3-6 night stay
Stays of 3 to 6 nights can only be reserved within 10 days of arrival. After check-in, you may extend your stay beyond 6 nights, but you must first get approval from the property manager and prepay the additional nights before the expiration of your original reservation. Additional nights are $75 each.



OTHER FEES

Administrative Fee:
A US$50 administrative fee is added to every reservation, regardless of length of stay.

After Hours
Check In/Out:

Because the off-site property manager's office hours are weekdays only, if you check in or out on a weekday before 9:30AM
(09:30) or after 7PM (19:00), or anytime on a weekend, there is a US$40 fee to be paid directly to the property manager. The manager is of course available at all times for emergencies.

Damage Deposit:
At check-in, a refundable US$400 security deposit must be paid to the property manager in cash. The security deposit covers damage, key replacement and cell phone loss/damage. You will receive a maximum of 2 sets of keys. If you lose the keys, US$15 will be deducted from your deposit for each set not returned at checkout. If there is no damage to the apartment, or theft or loss of property, your full Damage Deposit will be returned. If anything is damaged or missing, the repair or replacement cost will be deducted from the deposit. If the cost exceeds the Damage Deposit, you agree to pay the excess balance. At the end of your stay, if you can't pay for your electric usage in Uruguayan Pesos, the bill will be converted to US dollars and the amount will be deducted at checkout from the Damage Deposit (see "Electric Use" below).

Cell Phone:
There is no fixed phone in the unit, because most guests bring their own cell phone, or a laptop with which they can use our WiFi internet connection for free Skype or Vonage calls. Our property manager can provide you with our cell phone for which you can buy prepaid phone card minutes. At checkout, if the phone is not returned or is damaged, US$100 will be deducted from your Damage Deposit. NOTE: We do not buy back unused prepaid minutes.

Electric Use ("UTE"):
At check-out, the property manager will calculate the cost of your electric usage, Please pay this to the manager in Uruguayan Pesos. If you do not have the funds, the manager will convert the amount to US dollars and the charge will be deducted from your Damage Deposit.

Maid Visits:
At check-in, please schedule any extra visits you require and pay  this to the property manager (US$20 per visit).
